The Three Problems with Property Investing
I’ve been investing and developing property for over 12 years for clients and there are three problems many clients have.
Firstly, getting finance. They are really keen to invest in property but they don’t have the cash flow to secure a loan. To buy a property might mean they need a $500,000 loan and they are not yet in a position to secure that amount of financing. In addition, they don’t have the deposit to secure that type of loan and it’s going to take them a few years to save that deposit.
Secondly, they don’t have the expertise to know what property to buy. Which suburbs are hot and which are not? If you choose the wrong property in the wrong suburb you could be stuck with something that drains your cash flow and stops you building your property portfolio.
Thirdly, they don’t know how to develop a property. They don’t know what sort of dwelling to build on a property. Do you build 3 apartments or 5 on a property. Should they have 2,3 or 4 bedrooms? What are the council regulations and zoning requirements. What about water management, cultural heritage issues? How do you manage the builder? If you don’t know the answers to these questions you can quickly lose a lot of money in property development.

How Our Unit Trust Solves these Problems:
Well, I’ve solved all of these problems in a way that makes property investment easy and hassle free.
Let me explain.
The property below is a unique opportunity that we have fully sold out.
The land costs around $600,000 and we plan to spend $850,000 building a 5 bed, 3 bath, double garage house on it. Perfect for this area.
Total invest around $1.5 million.
In around 12 months we think we can sell this property for $2.3 – $2.5 million. There are properties already here in this estate that have sold for over $2 million dollars off the plan. So we know we have made over half a million and we haven’t even started building yet.
In 12 months we think it will be worth even more.
Now, if we sell it for $2.5 million it means we have made over $1.0 million dollars in 12 months.
Now typically to do this project, you would go out and try to secure a loan from the bank, find a builder, architect and everything else to make this become a reality. That’s when you hit the three problems we just spoke about.
Well, with this property we are doing things very differently.
Instead of one buyer doing this development we have got MULTIPLE property investors involved.
How?
We have formed a unit trust that our investors can buy into for whatever amount they want.
There were 100 shares in this property that sold for $7,500 each.
18 property investors purchased shares in this unit trust.
So instead of going out and saving a deposit, securing a bank loan and all the hassle that goes with that, you simply purchase however many shares you want in the unit trust.
“Each unit shareholder is a legal owner of the property.”
Some investors purchased just one share, some purchased 40 shares. The beauty of this investment structure is people can invest whatever they can afford.
No need to get a loan, burden themselves with debt or worry about rising interest rates because the unit trust secures the funding for the project
So, it’s pretty simple, just buy however many shares in this project you want.
So from a funding perspective this structure is amazing.
But don’t forget how this structure solves the other problems people face with property investing.
I will personally manage this entire project.
This means you don’t have to worry about which suburbs are hot and which aren’t.
You don’t have to worry about council regulations, zoning requirements, finding a builder, managing the builder, designing the house, deciding fixtures and fittings.
I will do all of this for this project.
For this project we are going to build lush beautiful architecturally designed houses to suit the 3rd home buyers market. They will have 4-5 bedrooms, 3 bathroom, 2-3 car garage and a plunge pool. Think double storey, premium stone benchtops, butler’s pantry, large doors, high ceilings, large open living areas. Everything to make these properties first class.
I’m developing over 30 properties right now and I will use all my experience on this project. In my time in property investing and development I have seen all the mistakes that amateur property investors make. We won’t be making those mistakes on this project because I am managing it all.
